Overview

The Building Automation Systems Specialist, who reports to the Operations Manager, is responsible for operation, maintenance, programming, and optimization of the University's Building Automation Systems across campus. This position supports the reliable operation of mechanical and electrical building systems by monitoring system performance, diagnosing and resolving control issues, maintaining BAS infrastructure, and coordinating repairs and system improvements as required.

Responsibilities

Monitor, maintain, configure, program, investigate and resolve problems with Campus Building Automation Systems (BAS) including controllers, sensors, field devices, system alarms, communication networks, databases and graphical user interfaces.
Support the operation of major mechanical equipment including air handling units (AHUs), rooftop units (RTUs), boilers, chillers, and variable frequency drives (VFDs) Diagnose complex mechanical and control system issues and perform commissioning or recommissioning to ensure optimal performance and proper system operation.
Perform preventative maintenance on BAS-related devices, diagnose electrical, mechanical and digital control issues, and coordinate repairs with internal trades staff or external vendors.
Administer networked lighting systems, monitor building energy consumption and analyze system trends to identify savings and support sustainability initiatives.
Participate in design reviews, witness testing and startup of new building automation systems to ensure successful integration with existing infrastructure.
Maintaining accurate records of programming and schematics.
Respond to BAS alarms and service requests by investigating system faults and implementing corrective actions where appropriate.

Qualifications

Must possess a valid Class G Driver’s License.
Must possess a three (3) year diploma in Mechanical Engineering Technology, Electrical Engineering Technology, Building Systems Technology or Instrumentation Technology, or equivalent combinations of education, training and experience may be considered.
Must possess proficiency in programming and configuring Building Automated System (BAS) equipment (e.g., Johnson Controls Metasys).
Must be able to read and interpret technical drawings, blueprints, wiring diagrams and control schematics.
Must possess a working knowledge of protocols such as BACnet, Modbus, and LON.
