The Opportunity
The Maintenance Manager is responsible for the effective delivery of maintenance and building operations within an assigned residential property or portfolio. The role ensures building systems, equipment, common areas, and residential units are maintained to established standards, with a focus on safety, reliability, regulatory compliance, operational efficiency, and resident experience.
The Maintenance Manager coordinates preventative and corrective maintenance, supports capital and building improvement initiatives, and oversees the performance of contractors and service providers.
What You Will Do
- Lead, supervise, and mentor maintenance staff, contractors, and service providers.
- Coordinate daily maintenance activities, schedules, performance reviews, and team communication.
- Ensure compliance with applicable legislation, including the Residential Tenancies Act, Fire Code, OHSA, and RentSafeTO.
- Oversee preventive, routine, corrective, and emergency maintenance, including inspections and accurate recordkeeping.
- Coordinate suite turnovers and ensure vacant units are clean, functional, and move-in ready.
- Perform and supervise minor plumbing, electrical, painting, mechanical, and general repairs.
- Monitor building systems and equipment, including boilers, HVAC, fire panels, elevators, filters, and scheduled testing/service.
- Maintain accurate inventories, service records, readings, and maintenance documentation in Yardi.
- Deliver responsive, professional resident service by addressing concerns promptly and maintaining strong relationships with residents and vendors.
- Support sustainability, energy-efficiency, environmental safety, and community engagement initiatives, including responding to hazards and participating in staff/resident programs.
Other related duties at this location or other BGO locations as required.
Who You Are
Key Qualifications
- Education - High school diploma supplemented with post-secondary courses.
- Experience - 5 years’ experience in all areas of building operations, including mechanical, fire and safety, electrical and HVAC systems. General building construction knowledge and experience.
- Able to read and review construction drawings. Other building maintenance certification would be an asset.
- Industry Knowledge: A complete understanding of all applicable laws, legislation, and rights concerning resident / landlord relations.
- Licences / Certifications: 5th Class Power Engineer Certification considered an asset. WHMIS and First Aid Training an asset.
